Update
The Council has entered into a £30,000,000 Grant Agreement with Homes England to facilitate the development of 1,816 new dwellings across the Huncoat Garden Village following the adoption of the masterplan in 2021, which can be viewed by using the link:
Huncoat Garden Village | Regeneration Project for a better tomorrow
In April 2025 the Council, with the help of Arcadis, submitted a planning application to construct Huncoat Lane, a critical part of the overall process that will facilitate the Huncoat Garden Village housing developments. The Council has further appointed Arcadis to develop detailed designs for Huncoat Lane; Eric Wright Civil Engineers to provide construction, costs and programming advice; Avison Young to provide Project Management, and land acquisition advice; Leah Hough’s to provide independent land valuation advice, and Pinsent Masons to provide legal advice and draw up all necessary legal agreements to develop and complete the relief road, land acquisitions and landowner agreements.

The proposed Huncoat Lane, a 1.1 KM road, is a primary objective to enable the delivery of Huncoat Garden Village (HGV).
The new road will pass through several plots of individually owned land and the council is currently in discussions with known landowners to acquire each plot by agreement.
However, single ownership is necessary to deliver the road in a reasonable time frame and in accordance with the £30,000,000 Grant Agreement with Homes England.
As such, on March 18th 2026, the Council’s Cabinet agreed to make a Compulsory Purchase Order (CPO).
